  • If I purchase a property, what are the miscellaneous fees to pay?
    • documentary stamp tax, local transfer tax, registration fees and Real Property Taxes
  • If I rent a property, what are the miscellaneous fees to pay?
    • Association dues

  • How to schedule a viewing?
    • Send us a letter of intent to view the property with the preferred date and time (email letter to pnc@pncgarnet.com)
  • How do I know the features of a property I want to buy or lease?
    • Send us an email at pnc@pncgarnet.com and we can send you images of the property and/ or You can schedule a viewing by emailing us at pnc@pncgarnet.com together with your letter of intent to view the property.
  • I am interested to lease a property, what documents do I need to submit?
    • Letter of Intent to Lease
    • 2 valid ID’s of the individual (lessee)
    • Foreign lessees are required to submit a copy of their ACR or working visa and passport.
  • My company will lease a property, what documents do we need to submit?
    • Letter of Intent to Lease
    • 2 valid ID’s of the authorized company signatory / company representative
    • Board Resolution and Secretary Certificate stating the authorized signatory of the company
    • Business Permit
    • BIR 2303 Certificate of Registration
    • SEC Registration
  • Are pets allowed when I lease a property?
    • Please send us an LOI and we will coordinate with the building admin on their pet guidelines
  • I am interested to lease a property, am I allowed to bring guests?
    • Yes you may bring in guests in accordance with the contract of lease and building / subdivision guidelines.
  • Can I add / modify my leased unit?
    • Unit alterations can be requested for approval.
  • I would like to renew my lease agreement, what do I do?
    • You may send a letter of your intention to renew the lease contract 60 days prior the expiration of your current lease. Please address the letter to Property Management Department of PNC Garnet Property Holdings Corp.
  • As a Lessee / home owner, why do I need to pay for the Association Dues?
    • You automatically become a member of a homeowner’s association when a unit / house is turned over to you. As a member of the association, you are required to pay for the fees.   
  • After I complete my lease period, do I need to return the unit to how I received it?
    • Yes
  • I am interested to buy a property, what documents do I need to submit initially?
    • Letter of Intent to Lease
    • 2 valid ID’s of the individual
  • I want to sell /market your property, how can I do this?
  • I am an accredited broker and i want to register a client so I can receive commission from this client should it be a successful sale. What do I do?
    • Brokers are not required to register their clients. Clients should be accompanied by the broker when the transaction is completed/ closed.
